Photographs are the single biggest factor in whether a listing gets enquiries. They cost nothing but an hour.
Before you shoot
- Clean and clear surfaces completely. Empty is better than lived-in.
- Open every blind and curtain, and turn on every light.
- Shoot on a bright day, mid-morning or mid-afternoon.
Taking them
- Stand in a corner and shoot across the room — it shows the space honestly.
- Hold the phone level and at chest height. Tilting distorts the walls.
- One photo per room, plus the kitchen from two angles, plus the exterior and any outdoor space.
- Include the bathroom. A listing without one reads as though something is being hidden.
What not to do
- No wide-angle distortion that makes a room look twice its size — it wastes everyone’s time at the viewing.
- No photos of a different unit, however similar.
- No people, and no personal belongings or documents in shot.
Your first photo becomes the card image in search results. Make it the best room.
